WAUSAU, WI (WSAU) — Wausau’s Community Development Authority will fulfill a formal Request For Proposals process before deciding on the future of the Ponderosa Motel property in 2020.
David Wells of the CDA says even though they have offers already on the table, they don’t want to discount what others might have in mind.
“I think the private sector will define what that property will best be used for. We want to see what kind of ideas they have,” said Wells.
Original discussion by the CDA Redevelopment Committee had pointed towards a short RFP window, but the committee decided to extend that into mid-February given the busy holiday schedule. “The window may have been a little tight to encourage response, so to not foreclose anyone we chose to extend it out.”
CDA members voted to clear up some language in the request, and also clarified that they will entertain offers for either housing, retail, or a mix of both at the site on Grand Avenue.
There will also be an emphasis on utilizing environmentally-friendly materials in construction to create an energy-efficient space, even though those practices seem to have become industry standard. “It’s always good to clarify that those are things we are interested in and will take into consideration when evaluating proposals,” added Wells.
Stevens Point-based Schultz Property Management submitted a formal proposal for short-term, furnished rentals last week that would rent for $450 monthly. At least one other formal proposal has been submitted as well.
Others interested in redeveloping the property were also present at Tuesday’s meeting.

Wells expects the request will be published on the city’s website later this week after Schock has a chance to finalize it. Proposals will be accepted until February 14th for evaluation by the committee during the regular CDA meeting on the 25th.
