Wausau’s Economic Development Committee will field two proposals for mixed-use developments near the Riverlife area Tuesday at 5:15.
According to the agenda packet for Tuesday’s meeting local developers SC Swiderski and a combination bid from KG Development Group and J. Jeffers and Co Real Estate for a mixed-use retail and housing developments in the area.
Swiderski’s plan calls for a seven-story development with a first-floor retail/commercial space and a variety of housing options on the upper levels. The proposal also includes a 324-stall detached parking structure, but according to the plans, the developers could add a skywalk.
A total of 200 residential units are planned for the building along with two retail spaces. Swiderski is also proposing the addition of solar panel technology and EV charging stations for the development as well.
The KG/J Jeffers plan calls for one building with sixteen townhome units and two others with a mix of residential and commercial offerings- 72 and 84 units in each. While no specific renderings for their plan were offered as part of Tuesday’s agenda material, they do call for some a variety of rental sizes and rates for the area along with an outdoor community event space.
The city was previously working with T Wall Enterprises for a development on the land but terminated that agreement this spring after a series of setbacks, including a lack of a formal development agreement with the company.
