SCHOFIELD, WI (WSAU) — The Schofield City Council has given conditional approval to a development agreement with Mosinee-based S.C. Swiderski for more than 100 housing units on the current City Hall property.
The vote finalizes an agreement between the City and developer that’s been months in the making and paves the way for more than 100 new housing units on the four-acre site. That includes more than 90 market-rate apartments and six condominiums. The developer is also planning a scenic overlook for the nearby waterfront and is also exploring ways to possibly incorporate a water access point as well.
“It is a needed development,” said Public Works Director Mark Thuot. “We are providing some alternative ways to get some projects done within a TIF district.”
The agreement calls for SCS to purchase the site from the city for just over $1.1 million, money that Thuot notes will come right back to the city’s general fund. The city will then vacate the current building by mid-July, clearing the way for demolition. Should all go as planned, prep work at the site could begin later this year.
Apartments in the building will rent for between $1,200 and $2,000 per month with some utilities (heat, cable, and internet) included.
Plans call for the final product to be valued at $19.5 million. The developers will receive just over $4 million in tax increment financing. After 20 years, the full value of the project will come back to the city’s tax rolls.
Also on Tuesday, the Council awarded a contract for the remodeling of the city garage on Alderson Street to accommodate the new City Hall site. Work at that building could begin in the next two weeks, with occupancy slated for mid-July.
